I have been a licensed insurance agent since 1990. For most of that career I worked with a single carrier — which meant I could only offer clients what that one company sold. In 2019, I made the move to independent agency status specifically so I could do my job the right way: shop the full market, give honest recommendations, and put the client's interests ahead of any one carrier's.

Do I need separate flood insurance if I already have homeowners insurance?
Yes. Standard homeowners policies in Texas do not cover flood damage — not from storm surge, rising bayous, or heavy rainfall events like Harvey. Flood insurance is a separate policy, placed either through the NFIP or a private carrier, and it is one of the most important gaps to close if you own property in the Houston area.
What is the difference between TWIA and private windstorm insurance?
TWIA is the Texas Windstorm Insurance Association, a state-backed insurer of last resort for properties in designated coastal counties that cannot obtain windstorm coverage in the standard market. Private windstorm policies are available through admitted and surplus lines carriers and sometimes offer broader coverage or better pricing depending on the property. I can walk you through which option applies to your address.
Do I need TWIA windstorm insurance for my League City home?
It depends on your specific address. League City straddles the TWIA eligibility boundary — some areas qualify, others do not. The determining factor is whether your property falls within a designated catastrophe area as defined by the Texas Department of Insurance. I can look up your address and tell you exactly what applies to your situation.
How does an independent agent reshop my coverage at renewal?
Before your policy renews each year, I review your current coverage and run it against available options across my carrier network.
